Building safety remains a top priority for the property and construction sector. One of the main issues affecting property owners is flammable cladding and the need for remediation.
Combustible cladding on residential buildings continues to affect thousands of property owners across the UK, even years after the Grenfell tragedy. As the building safety crisis has evolved, so too has the insurance landscape. This often leaves leaseholders, freeholders and managing agents struggling to find appropriate cover.
At Merlin, we have been deeply involved in helping navigate this complex environment. We have supported clients’ insurance requirements through various stages of their cladding remediation journey.
The good news is that insurers are now doing more to support both leaseholders and freeholders that have found themselves in the difficult position of owning property within a cladded building.
We have access to A-rated insurers who can cover these high-risk properties. Their insurance is specifically for residential and mixed-use developments owned by freehold companies, RTM’s (right to manage organisations) and residents’ associations.
To support you through the remediation process, we will liaise with property owners, managing agents and others involved in the process. Our role will see us create a detailed file - including such things as fire risk assessments, fire safety reports, external wall/façade reports, schedule of works etc – in order to present to insurers and negotiate the best possible terms with them.
